Gulf Land was founded in 2020 on a simple belief: the homes most worth building are the ones people are already searching for. Rather than starting with a land bank, we started by listening, and that habit has shaped every project since.
In the years that followed, a single office in Downtown Dubai grew into a group working across three countries, bringing development, investment, brokerage, facility management and our own construction company together under one roof.
The milestones below tell that story chapter by chapter. Each follows the same thread: understand what people need, find where the market falls short, and build for those who appreciate the difference.

Gulf Land is founded
We open our doors on the 20th floor of the Mashreq Bank Global HQ in Downtown Dubai with a clear ambition: to build fewer homes, and to make every one of them exceptional.

From the very first day, our research, design and sales teams work side by side, so that what buyers tell us reaches the drawing board long before the first line is drawn.

Serenity Lakes 5 launches
Our first development brings 141 residences to Jumeirah Village Circle. Each home was designed to meet a clear need in the market for quality living close to the city’s main routes.

Paradise Hills launches
In Golf City, we begin a gated community of 170 villas and townhouses, each with three to six bedrooms and planned around the way families truly live.

The first keys
Serenity Lakes 5 is handed over to its owners, and a building becomes a community. Our facility management team stays on to care for it, as it does for every home we deliver.

Our first international award
Just two years after opening our doors, Gulf Land is named a winner at the International Property Awards, the first of the international honours our work has since received.

Recognised across the region
Our work earns three international honours in a single year: Fastest Growing Residential Property Developer in the UAE, Most Innovative Property Developer in Dubai, and Mixed-Use Development in Dubai.

Our first step abroad
We open an office in Santo Tirso, in the Porto metropolitan area, and begin Pearl, a boutique building of twelve residences with a rooftop garden and integrated solar infrastructure.

Tonino Lamborghini Residences
We bring the first Tonino Lamborghini residences in the region to Meydan: 541 homes that carry the Italian house’s design heritage, created for buyers who value a name with real meaning.

The Luxury Lifestyle Awards name our work Best Luxury Development in Dubai, our fifth international award in three years.

Into Central Asia
We open an office in Tashkent and take Tonino Lamborghini Residences Tashkent forward under our licence agreement, bringing the Gulf Land standard to the Uzbek capital.

Today more than 80 people work across ten departments, supported by over 6,500 registered sales partners in three markets. In Meydan, Tonino Lamborghini Residences Dubai has passed the halfway mark of construction.
We listen to people first, then let the data show us where to build.

We speak with buyers, residents and the more than 6,500 brokers who sell our homes. Their insight tells us how people want to live, and what they are still unable to find.

We study transaction data in detail: what is selling, where, at what size and at what price per square foot, and where supply falls short of demand.

Where those two perspectives meet, an opportunity appears: a home people want that the market has yet to build. Every Gulf Land project begins in that space.

We design for that opportunity, build it with our own construction teams, and remain long after handover to care for the community that grows around it.
